Terra Egypt Realty helps owners rent out and manage apartments and villas in Hurghada, Sahl Hasheesh, Soma Bay, Makadi Bay and El Gouna.

We work with owners who live in Egypt as well as those who spend most of their time abroad. The scope of services is selected individually depending on the property, rental format and level of support required.

Property Assessment and Rental Strategy

Before advertising a property, we assess its condition, location, facilities and suitability for the rental market.

We discuss with the owner:

• long-term or short-term rental;
• the expected rental price;
• the target tenant or guest;
• furniture and equipment requirements;
• property preparation and possible improvements;
• payment and security-deposit conditions;
• the services required from Terra Egypt Realty.

The final rental price and cooperation terms are approved by the owner. Rental demand and achievable rates may change depending on the season, location, property condition and current market situation.

Preparing the Property for Rent

A rental property must be clean, functional and properly equipped before it is presented to potential tenants.

Preparation may include:

• inspection of the apartment or villa;
• checking furniture and appliances;
• organising cleaning;
• coordinating minor repairs;
• preparing bed linen, kitchenware and household items;
• checking electricity, water, internet and air conditioning;
• preparing the property for photography and viewings.

Any purchases, repairs or additional work are discussed with the owner and carried out only after approval.

Creating and Advertising the Rental Listing

We prepare an accurate presentation of the property, including its main characteristics, rental conditions and advantages.

The listing may include:

• photographs and video;
• a detailed property description;
• location and residential-development information;
• size, layout and number of rooms;
• furniture and appliance details;
• available facilities and services;
• rental price and payment conditions;
• minimum rental period and other requirements.

Depending on the agreed cooperation terms, the property may be promoted on the Terra Egypt Realty website, social media, advertising platforms and through direct communication with potential tenants.

Tenant Search and Communication

We respond to enquiries, provide confirmed information about the property and communicate the owner’s rental conditions.

Our work may include:

• responding to prospective tenants;
• clarifying the required rental period;
• confirming the number of occupants;
• discussing payment and security-deposit conditions;
• organising personal or remote viewings;
• presenting suitable candidates to the owner;
• coordinating negotiations between the parties.

The final decision to accept a tenant remains with the property owner.

Rental Agreement Coordination

Once the owner and tenant agree on the main conditions, we coordinate preparation of the rental documents.

The agreement should clearly state:

• the rental period;
• the rental price and payment schedule;
• the security-deposit amount and return conditions;
• responsibility for electricity, water, internet and maintenance;
• rules for using the property;
• the condition of the furniture and equipment;
• the responsibilities of the owner and tenant;
• conditions for extending or terminating the rental.

If legal assistance is required, the rental documents may be reviewed or prepared by an independent Egyptian law firm officially cooperating with Terra Egypt Realty.

Property Handover

At the beginning of the rental period, we can coordinate the handover of the property and keys.

The handover may include:

• inspection of the property with the tenant;
• recording the condition of furniture and appliances;
• taking utility-meter readings;
• providing keys and access information;
• explaining the rules of the residential development;
• confirming the agreed payments and deposit.

Photographs, an inventory list or a handover document may be prepared where appropriate.

Ongoing Property Management

For owners who require continued support, Terra Egypt Realty can provide property-management services during the rental period.

Depending on the agreed service package, management may include:

• communication with the tenant;
• monitoring agreed rental payments;
• coordinating maintenance and repair requests;
• organising access for technicians and contractors;
• checking the condition of the property when required;
• coordinating utility and service-related matters;
• informing the owner about important issues;
• organising the final inspection and return of the property.

Any expense requiring payment by the owner is reported and approved in advance, except where separate emergency arrangements have been agreed.

Maintenance and Repairs

If a technical problem occurs, we can help identify the issue and coordinate an appropriate specialist or independent contractor.

This may involve:

• plumbing and electrical work;
• air-conditioning maintenance;
• appliance repair or replacement;
• internet and utility issues;
• furniture and finishing repairs;
• cleaning and property preparation.

Contractor services, materials and replacement items are paid separately by the owner unless otherwise agreed. Terra Egypt Realty coordinates the work but does not replace the contractor responsible for its technical execution.

Management for Owners Living Abroad

Owners who are outside Egypt can receive information about enquiries, tenants, payments and the condition of their property remotely.

Depending on the selected service package, we can:

• prepare and advertise the property;
• organise viewings;
• coordinate rental documentation;
• arrange the handover of keys;
• communicate with the tenant;
• coordinate maintenance and repairs;
• provide photographs, updates and expense information.

The exact authority given to Terra Egypt Realty is agreed with the owner in advance. Legal representation or signing on behalf of the owner may require a valid power of attorney.

Long-Term and Short-Term Rentals

Long-term and short-term rentals require different preparation, pricing and management.

Long-term rental usually provides more stable occupancy and requires less frequent guest coordination. Short-term rental may generate a higher seasonal rate but normally requires more active advertising, cleaning, check-ins, check-outs and ongoing management.

We help the owner choose a suitable format based on the property’s location, condition, residential-development rules and expected level of involvement.

How the Rental Process Works

1. The owner provides information about the property and required services.
2. We inspect the property and discuss the rental strategy.
3. The property is prepared, photographed and advertised.
4. We respond to enquiries and organise viewings.
5. The owner selects and approves the tenant.
6. The rental conditions and documents are agreed.
7. The property and keys are handed over.
8. Ongoing management is provided if included in the agreement.

Service Terms and Costs

Rental and property-management services are agreed individually. The cost depends on the type of property, rental format, required responsibilities and level of ongoing support.

Agency fees, management fees, advertising expenses, cleaning, repairs, contractor services and other additional costs are discussed with the owner before work begins.

Terra Egypt Realty cannot guarantee continuous occupancy, a fixed rental income or the conduct of a tenant. We organise the rental process carefully, but the result also depends on market demand, property condition, rental price and the actions of the parties.
